How Anthony Albanese made $75,000 by doing nothing

Anthony Albanese has pocketed about $75,000 in rental income over the past year from his multimillion-dollar Central Coast retreat, according to tenancy records.

The Prime Minister purchased the expansive home for $4.3 million in 2024 and has kept it rented ever since.

He has previously indicated he plans to move in with his wife Jodie Haydon when he retires from politics.

The architect-designed, four-bedroom, three-bathroom house overlooks Copacabana Beach and was leased throughout 2025 at $1,450 a week, placing the PM’s rental earnings far above the typical Australian landlord.

Initially, the property was listed at $1,500 a week, but the first tenant stayed just a month before the home was pulled from the market.

It was relisted on July 21, 2025, just weeks after Albanese’s landslide re-election.

A rent cut to $1,450 a week soon followed, with a new long-term tenant secured by September.

According to Cotality data, the average Australian landlord receives about $650 in weekly rent, meaning Albanese’s gross rental return is more than twice the national norm and well above the Copacabana median, which sits at roughly $800 a week.

The premium also reflects the area’s growing reputation as a high-end coastal enclave.

The property’s original listing spoke to its allure.

‘Just a short stroll to the beach, it's the perfect spot to soak up the sun, catch sight of whales, or enjoy magnificent sunrises all year round.’

The Prime Minister’s net rental earnings remain undisclosed, as his actual income after expenses like insurance, mortgage interest, fees, maintenance and compliance costs is not made public.

In January, Albanese updated his parliamentary register of interests to declare unspecified ‘rental income’ from the Copacabana property, as required of all federal MPs with investment holdings.

The beach house is one of two properties he owns, alongside his long-held home in Sydney’s Inner West electorate.

Albanese parted ways with another one of his investment properties late last year, selling his Dulwich Hill residence in Sydney’s inner west for $1.75 million.

He originally bought the home in 2015, and the final sale price delivered him a gain of about $575,000 on the purchase figure.

Beyond property, Albanese sits among Australia’s highest earners.

Tribunal adjustments saw his base salary rise to around $622,000 in July 2025, up from $607,500 the previous year and well above the standard MP pay of about $239,000.

His overall remuneration puts him in the top tier of global leaders and firmly in Australia’s highest tax bracket.
